PHILADELPHIA, February 17, 2026 – Cushman & Wakefield (NYSE: CWK) a leading global real estate services firm, announced today it brokered the sale of The Terrace at Chestnut Hill, a 62,600-square-foot, 108-unit assisted living and memory care community in Northwest Philadelphia.
Cushman & Wakefield’s Senior Living Capital Markets team—Brett Gardner, Joshua Jandris and Jason Skalko—represented the seller. The buyer, MVJ Ventures LLC, was represented by Jason Stroiman and Brendan DeSilva of Chicago-based Evans Senior Investments.
Located at 495 E. Abington Ave. in the city’s historic Chestnut Hill neighborhood, the community was built in 1987 and renovated in 2012. The property, which was 85% occupied at the time of sale, will be operated by Viva Senior Living.
“The Terrace at Chestnut Hill represents exactly what today’s investors want,” said Jandris, Cushman & Wakefield Vice Chair. “In a supply-constrained market, properties that offer strong occupancy growth within well-located, walkable neighborhoods continue to drive significant demand.”
Amenities at The Terrace at Chestnut Hill include transportation services with organized activities; laundry and linen services; housekeeping; spiritual services; a salon, library and movie theater; and landscaped outdoor space. In addition, the property offers a comprehensive range of fitness and on-site medical services, including primary care, ophthalmology and pharmaceutical services.
