ORLANDO, October 31, 2025 – Cushman & Wakefield announced today that the firm represented Tratt Properties in the $57 million sale of 8201 Chancellor Drive, a 713,585-square-foot distribution center fully leased to CVS Health Corp.
Cushman & Wakefield’s Mike Davis, Rick Colon, Rick Brugge and Dominic Montazemi represented Tratt Properties in its investment sale with MG3 Group.
“We are excited to acquire this premier distribution center as a strategic addition to our portfolio, advancing MG3 Group's diversification efforts into high-growth sectors like warehousing and logistics to capitalize on the robust demand and long-term stability offered by investment-grade tenants such as CVS Health,” said Hernan Leonoff, Principal of MG3 Group.
The property is located within Orlando Central Park and was originally built in 1975, with expansions in 1980 and 2000. The structure is built with tilt-wall construction, offers clear heights ranging from 28 to 40 feet, includes 429 trailer parking spaces and is equipped with 97 dock-high loading doors. The facility is fully climate-controlled, supporting a wide range of distribution and logistics operations. Additionally, it offers immediate access to major transportation corridors including Florida’s Turnpike, the Beachline Expressway, Sand Lake Road, and Orange Blossom Trail, reaching a population of 2.6 million within a 45-minute drive.
“The CVS Distribution Center represents the extremely rare opportunity to acquire an infill distribution facility in Orlando Central Park, Orlando’s most land-constrained industrial submarket. The facility has been occupied by an investment-grade tenant since 1975 and sits on an irreplaceable location with nearly 43 acres of land and excess car and trailer parking,” said Colon, Cushman & Wakefield Senior Director. “With Orlando’s rent growth and Orlando Central Park’s low vacancy and main-and-main logistics location, the offering drew tremendous interest from a wide variety of capital sources.”
