Hemsö acquires Secondary School Schwachhausen in Bremen

Cushman & Wakefield advised Hemsö – The City of Bremen will continue to occupy the property as a long-term tenant.

The building of the Oberschule Schwachhausen in Horn-Lehen Bremen has a new owner: as part of the continued expansion of its German portfolio, HEMSÖ GmbH has acquired the refurbished property complex, comprising a total rental area of 10,600 sq m. The vendor is Advenis Germany. The total investment volume amounts to approximately € 34 million.

Cushman & Wakefield advised HEMSÖ GmbH comprehensively on this transaction under an exclusive mandate and acted as intermediary. 

AG, and—following the company’s departure—renovated it in several construction phases, converted it into a school building, and gradually handed it over to its new user, the City of Bremen. School operations commenced during the 2024/2025 school year, thereby significantly enhancing and improving the educational offering in the catchment area—including the Bremen districts of Schwachhausen, Horn, Borgfeld, and Oberneuland—through an innovative space utilization concept.

Following the refurbishment, the building complex accommodates not only the school, which will occupy a total of approximately 9,200 m² after the full renovation, but also a “Basic-Fit” fitness center.
