Sustainable logistics warehouse: BTS CLMA Marília LEED Gold

In a market increasingly driven by operational efficiency, ESG, and reduction of environmental impacts, a sustainable logistics warehouse, for example, becomes a more future-ready asset
In this scenario, sustainability is no longer a differential and has started to occupy a strategic role in the development of logistics assets.
It is precisely in this context that BTS CLMA Marília emerges.
LEED v4 Core & Shell Gold level certified, the project was designed from the early stages with a focus on energy efficiency, intelligent resource management and integration between architecture, engineering and operation.
In addition, more than meeting technical criteria, the project demonstrates how sustainability can generate real performance and long-term value for logistics assets.
Integrated sustainability from the pre-design of the logistics warehouse
At BTS CLMA Marília, sustainability was not later incorporated into the sustainable logistics warehouse project — on the contrary, it was the starting point.
From the initial stages, the project adopted the Integrative Process, a methodology that connects different disciplines to maximize environmental performance even in the design phase.
In this way, this approach allowed for more efficient decisions related to:
• Energy consumption
• Drainage
• Natural lighting
• Environmental preservation;
• Operating comfort.
As a result, we have a more resilient, efficient logistics asset in line with the current requirements of the real estate market, since it meets the criteria of LEED certification.
Environmental preservation as a project strategy for a sustainable logistics warehouse
Implemented on a plot of land with more than 137 thousand m² in Marília (SP), the project fully preserved more than 27 thousand m² of green areas, without the need for vegetation suppression.
Consequently, in logistics and industrial enterprises, this decision directly impacts:
• The local microclimate
• Biodiversity
• Soil permeability
• Reducing heat islands
In addition to the environmental benefit, strategic landscaping also contributes to the quality of the environment and the efficiency of the project throughout its life cycle.
Intelligent stormwater management
Another highlight of the project in the search for a sustainable logistics warehouse is the drainage and water management strategy.
For this, the BTS CLMA Marília has an integrated rainwater retention system, including:
• Retention basins
• Vegetated areas
• Soil infiltration
• Water reuse
In all, the project manages approximately 1,977 m³ of rainwater, reducing urban impacts and, at the same time, contributing to the recharge of aquifers.
In addition, this solution reduces dependence on drinking water and reinforces the asset's commitment to sustainable practices and operational efficiency.
Energy efficiency proven in the numbers
Energy efficiency was one of the central pillars of the project.
In this sense, the energy simulation carried out for the project pointed out:
54.4% savings in energy consumption;
equivalent reduction in greenhouse gas (GHG) emissions.
As a result, the performance secured 16 points in the Optimize Energy Performance credit of LEED certification.
Among the strategies applied, the following stand out:
efficient lighting;
envelope optimization;
use of natural light;
integration between systems.
Natural lighting and operating comfort
In addition, more than 90% of the warehouse's occupied areas have natural lighting through zenith openings.
In this way, in addition to reducing energy consumption, the solution also impacts:
visual comfort;
occupant experience;
operational productivity;
quality of the indoor environment.
The project also achieved:
54% reduction in internal DPI;
21% reduction in outdoor lighting.
A new standard for sustainable logistics warehouses
Finally, perhaps the biggest differential of BTS CLMA Marília is not in an isolated solution, but in the integration of all the strategies applied to the project.
Thus, each decision — from the orientation of the shed to drainage, landscaping and lighting — was designed to generate environmental and operational efficiency in a coordinated way.
As a result, the project proves how logistics typologies can also play a leading role in the ESG agenda.
More than a certification, the project reinforces that sustainability should not be seen as a cost, but rather as a strategy for generating value, efficiency and longevity of real estate assets.
