Vivo has put up for sale a portfolio of 47 properties in São Paulo, in an operation that has the advice of Cushman & Wakefield. The assets are located in different regions of the capital of São Paulo and have an estimated value of approximately R$ 600 million.
The portfolio brings together old telephone exchanges that have lost operational relevance with the evolution of telecommunications infrastructure and the migration from the copper network to optical fiber.
The company's expectation is that the sale of this first portfolio will move around R$ 600 million. Over the next stages, Vivo expects to sell approximately 1,000 properties by 2028, with the expectation of raising R$ 1.5 billion.
Among the properties put up for sale are assets located in regions such as Itaim Bibi, Barra Funda and Chácara Santo Antônio, consolidated and strategic areas of the São Paulo real estate market.
According to information from the operation, about a third of the properties considered most attractive by the company are located in Urban Transformation Structuring Axis Zones (ZEUs), which expands the possibilities of use and development of the land.
Depending on the characteristics of each property and the applicable urban guidelines, the assets may have different possibilities of use, including residential, commercial projects and urban logistics operations.
Cushman & Wakefield acts in the structuring of competitive sales processes and in the intermediation of negotiations between Vivo and potential investors.
The transaction is part of the company's strategy to optimize its real estate portfolio and generate value from assets that no longer have an operational function.
