In 2025, 43% of Barcelona’s total office leasing activity (317,000 sqm) was located in the 22@ district, which once again emerged as the area with the highest market activity, with 137,000 sqm of take-up.

What has happened in the Innovation District over the past year?

  • In 2025, 43% of the total office space leased in Barcelona (317,000 sqm) was located in the 22@ district. The year ended with 137,000 sqm of take-up, doubling the volume recorded the previous year and tripling that of 2023.
  • Demand continues to prioritise quality assets, with 98% of the leased space located in Grade A and B+ buildings, highlighting the importance of this type of product in maintaining the submarket’s attractiveness.
  • Over the year, availability rates declined, falling from 10.74% to 9.61% in Barcelona, and from 19.31% to 18.66% in the 22@ district
  • Currently, 75,000 sqm are under construction in the district (including refurbishments), with 30,000 sqm in the north and 45,000 sqm in the south. Around 12% of this space is already pre-let
  • Prime rents in the district stand at €22.00/sqm/month, although some landmark buildings continue to achieve higher rental levels. 
  • Despite a year with limited investment activity, the 22@ district accounted for 15% of Barcelona’s total office investment volume, reaching €95 million
  • The ICT and professional services sectors continue to expand in Barcelona, maintaining a strong commitment to the 22@ district.
