facility management implementation

Rodrigo Costev • 10/21/2025
At Cushman & Wakefield, every new facilities transaction represents more than the start of a contract.

It is the recognition of the company's strength in the sector, the consolidation of strategic partnerships and the materialization of the commitment to operational excellence.

In recent years, the implementation team has become a key piece for the company's sustainable growth. In a country of continental dimensions, with customers of different sizes, segments and locations, structured and standardized performance from day one makes all the difference, both for the customer and for the efficiency of the service provided.

Planning, people and processes
Implementing an operation is, first and foremost, listening and understanding. Each client has its universe, its challenges and its particularities. Therefore, the implementation process begins with a technical analysis of the client's scope and expectations, going through the structuring of the ideal team and the definition of processes and operational routines aligned with the Cushman & Wakefield standard.

The selection of professionals is conducted with criteria, seeking technical and behavioral profiles compatible with the client's culture and the operation. The selected team undergoes intensive training even before the start of activities, focusing on processes, systems, safety, service and organizational culture.
In addition, performance indicators (KPIs), performance protocols, communication channels, and reporting flows are defined that will ensure transparency and continuous improvement throughout the operation.

Secure transitions, consistent deliveries
One of the key differentiators of the deployment area is the ability to ensure a smooth and safe transition, even in critical operations such as functioning industries, high-demand logistics centers, or busy corporate buildings.

The work is coordinated in partnership with the areas of Occupational Safety, Engineering, Purchasing, IT and Legal, to ensure that all operational, technical and contractual aspects are ready from day one.

Success story: 360º implementation in different states of Brazil
A striking example was the implementation of a national operation for a company in the energy sector, with more than four sites in four Brazilian states. The challenge was to carry out the complete transition, maintaining the continuity of services, without impacting the client's activities.

Cushman & Wakefield mobilized a multidisciplinary task force, which included dozens of professionals and alignment with numerous local suppliers.
Thanks to the structured methodology and the dedication of the team, the implementation was completed with 100% contractual compliance and high customer satisfaction, validated through NPS applied after a few months of operation.

Results that build value
In 2024, dozens of new operations were implemented in different states of Brazil, expanding our operations in segments such as agribusiness, industry, energy, technology, retail, and financial services. Hundreds of professionals were hired, dozens of approved suppliers and thousands of square meters were incorporated into our management.

In the first half of 2025, there are already more than six new operations implemented, with about a hundred professionals involved.
With each new operation, we reaffirm our role as a strategic partner in our customers' journey — delivering complete solutions, aligned with the best market practices and supported by robust governance.

Implementing a facilities operation is, for Cushman & Wakefield, the beginning of a history built on trust, excellence and a focus on long-term results.
