$10.05m Wellcamp sale highlights investor demand for Toowoomba industrial assets

A major logistics and agribusiness facility in Toowoomba’s growing Wellcamp precinct has sold for $10.05 million, highlighting continued investor appetite for high-quality industrial assets in the region.  

Direct Commercial Property (DCP) purchased 27 Heinemann Road, Wellcamp from a private Toowoomba family following an Expressions of Interest campaign managed by Daniel Cullinane of Cushman & Wakefield. 

The property comprises a substantial 4.04-hectare* landholding with 2,487 sqm* of warehouse, office and mezzanine accommodation and approximately 25,807 sqm* of hardstand. With site coverage of just 6.16 per cent, the asset also provides significant longer-term flexibility and potential for further development, subject to approvals.  

The facility is fully leased to Qube Logistics and Toowoomba-based agribusiness Tanuki, generating net annual income (at settlement) of approximately $775,671. Both leases include annual CPI rental increases and full recovery of outgoings.  

Cushman & Wakefield National Director and Head of Investment Sales, Queensland Daniel Cullinane said the $10.05 million result reflected growing investor recognition of Toowoomba’s role as a major logistics and industrial market. 
“We continue to see strong demand from private capital for quality regional industrial investments, particularly where there is a combination of established tenants, secure income and substantial underlying land. 

“Wellcamp is increasingly being recognised as one of Queensland’s key logistics and agribusiness precincts. Its connectivity to major road, rail and air freight infrastructure, combined with continued investment across the broader western Toowoomba corridor, is giving investors greater confidence in the long-term fundamentals of the market.  

“Assets of this quality and scale are difficult to replicate. The very low site coverage, extensive hardstand and established occupiers gave buyers both income security today and genuine flexibility over the longer term.”

Positioned within Toowoomba’s western industrial corridor, the property benefits from connectivity to Wellcamp Airport and the Toowoomba Second Range Crossing, providing access to the Darling Downs, Western Downs and broader regional and metropolitan markets.  

The transaction follows the recent $8 million sale of 7/57 Heinemann Road, Wellcamp to Osprey Property Holdings, also negotiated by Cushman & Wakefield, taking total sales on Heinemann Road to more than $18 million in the past month and highlighting the depth of investor demand for industrial assets within the precinct.
