Manufacturing rebound drives demand for Arndell Park facility

Renewed momentum in Australia’s manufacturing sector is sharpening demand for high-specification industrial facilities, with occupiers increasingly seeking scale, power and connectivity in core Western Sydney locations. 

That shift is evident at 227 Walters Road, Arndell Park, where a freestanding 17,733 sqm industrial facility is being offered for lease, presenting a rare opportunity for manufacturing and logistics groups to secure a high-throughput asset in a tightly held precinct. 

The property was developed by Frasers Property Industrial and is for lease through Cushman & Wakefield (Carl Pearce, David Hall & Joseph Siokos) and Colliers (Matthew Flynn, Harrison Jones & Peter Dale). 

The building comprises 16,836 sqm of high-clearance warehouse space, 797 sqm of office accommodation and 96 car parking spaces, set on a substantial 30,875 sqm landholding, and combines scale with operational efficiency, positioning it squarely within the requirements of modern manufacturing and advanced logistics users. 

The offering comes as Australia’s manufacturing sector regains traction, supported by pandemic-era supply chain disruptions, a renewed focus on sovereign capability and significant government backing.  

Since 2020, policy initiatives including the $1.3 billion Modern Manufacturing Initiative and the more recent $22.7 billion Future Made in Australia agenda have targeted critical minerals, green metals and clean energy technologies, while the AUKUS agreement is expected to direct more than $300 billion into advanced manufacturing and defence supply chains over time. 

This structural shift is now translating into occupier activity. Manufacturing take-up has more than doubled from pre-2020 levels, rising from an average of around 225,000 sqm annually to approximately 550,000 sqm, with the sector’s share of national leasing increasing from 6 per cent to 16 per cent. 

Against this backdrop, assets of scale and capability are drawing heightened enquiry. The Arndell Park facility is configured for high-volume throughput, featuring internal clearances of up to 11.4 metres, a 1,899 sqm all-weather awning and a dual loading setup of seven recessed docks and four flush docks. A 57 sqm dock office forms part of the facility, supporting on‑site management of loading activities. An ESFR sprinkler system, temperature-controlled warehouse capability and provision for dangerous goods storage further broaden its suitability for advanced manufacturing and processing users.  

Power capacity remains a defining feature, with a 1,830-amp supply complemented by a 170kW solar installation, aligning with the requirements of increasingly energy-intensive occupiers. Combined with 24/7 operational approval, the facility is positioned to support continuous production and distribution cycles. 

Location continues to underpin demand, with direct access to the M4 and M7 motorways providing efficient connectivity across Greater Sydney, Port Botany and the Western Sydney Airport corridor, reinforcing Arndell Park’s role as a core industrial hub. 

Carl Pearce of Cushman & Wakefield said tenant enquiry is increasingly aligned with manufacturing-led requirements. 
“We’re seeing a clear uplift in demand from manufacturing and processing groups, particularly those looking to onshore operations or expand capacity.  

“These occupiers need scale, power and flexibility, and opportunities like this are limited” he said. 

Matthew Flynn of Colliers added, “Facilities that can genuinely support both manufacturing and high‑volume logistics are scarce, particularly in established locations like Arndell Park. This asset stands apart offering operational efficiency combined with exceptional exposure to the Great Western Highway and immediate access to key motorway networks of Sydney.” 

With availability from late 2026 and planned refurbishment, this building will be well suited to occupiers seeking long‑term operational performance, a refreshed modern work environment for staff to be proud of and brand / signage visibility, factors that are often important in leasing decisions across Western Sydney.”
