UNLOCKING VALUE FROM TRANSPORT INFRASTRUCTURE

Positioning Airports at the Centre of Economic Development

Transport infrastructure is uniquely positioned to create economic, financial and social value. By connecting people and goods and concentrating activity, nodes such as airports, train stations and ports create the conditions for business and community growth.

A counterpart to our earlier report on train station redevelopment, this report examines the outsized role of real estate strategy in how airports turn that potential into lasting performance. Aviation remains central to their purpose, but airports now function as enduring, capital-intensive assets whose success is shaped by the interaction of operations, commercial activity and development. The land decisions made today will shape airport performance, and the value delivered to every stakeholder, for decades.

Airports as integrated systems

An airport's value depends on treating it as a single real estate system rather than a set of separate operational zones. Performance comes from how three interconnected areas are managed together:

  • In-terminal — where passenger behaviour and dwell time shape commercial return.
  • Airside — among the most supply-constrained and strategically sensitive land in the world, where early decisions carry long consequences.
  • Landside — where hotels, offices, logistics and mixed-use development expand the airport's revenue base and anchor regional growth.

The report examines how leading airports coordinate all three, and the real estate strategy that turns interdependence into value.

Embedding sustainability

Aviation accounts for roughly 2 to 3 percent of global CO2 emissions, placing the sector under growing scrutiny. For airports, sustainability is also a real estate and infrastructure question, with implications across terminal, airside and landside decisions. The report looks at how owners embed it to protect asset value and meet stakeholder expectations.
