A significant share of this momentum continues to be anchored in the South. Bengaluru, Chennai and Hyderabad together accounted for nearly half of the country’s leasing activity, with Bengaluru alone contributing ~25%. The region also remains the epicentre of Global Capability Centre expansion, driving over 60% of India’s GCC leasing.
What’s emerging now is a deeper structural trend. With vacancies tightening across key micro-markets and a projected supply pipeline of ~31 MSF in 2026, these cities are well-positioned to sustain their lead.
