Asia Pacific Data Centre Construction Cost Guide 2026

Pritesh Swamy • 3/30/2026

Our 2026 report provides a comprehensive analysis of both land purchase and data centre construction costs to assist data centre operators, developers, investors and lenders looking to better understand the sector’s capital requirements.

Drawing on Cushman & Wakefield data from 90 clusters across 26 data centre locations, the report provides detailed modelling and cost scenarios along with insights into key themes influencing the sector’s development: power availability and cost, AI, and investment trends.

In this 2026 edition of the Data Centre Construction Cost Guide, we examine data centre development costs across key Asia Pacific markets and explore the major themes influencing cost escalation and development strategies. From evolving technical specifications and sustainability considerations to supply chain constraints and market driven design shifts, this guide provides insight into the forces shaping the next generation of data centre investment across the region.

Data Centre Construction Costs

Construction costs across Asia Pacific continued to rise in 2025, increasing by an average of 10% year‑on‑year as demand intensified and supply chains remained under pressure. The five most expensive construction markets have remained consistent with continued supply chain shortages and regulatory mandates to achieve high performance and sustainability requirements. Demand in the top markets is also fueled by cloud providers aggressively chasing additional power.
